Pre-Construction Services
Our team brings decades of experience into the construction business and we value the preconstruction process as important as the construction work we perform in the field. All of our subcontractors go through an extensive prequalification process to ensure that the best qualified subcontractors are on the job. Each project is reviewed in house before it starts by our preconstruction team, project managers and field superintendents for ways to improve schedule, look for possible water intrusion and waterproofing measures and create cost saving alternatives to current specified products to save owner money. R.J. Leeper Construction in collaboration with the owner and the architect will adapt project management and general construction procedures. The procedures will serve to ensure the proper gathering of all pertinent project information including: design and construction phasing schedules, cost estimates, project budgets, cash flow forecast, value management analysis and team organization. These procedures enhance Leeper’s ability to define project goals and create project strategy.
Construction Services
Our number one goal is safety! We not only want to finish “on time and on budget” but we want all workers on site to go home safely each day. To achieve this goal daily requires our field and support staff to anticipate potential safety issues and be proactive in communicating hazards with our subcontractors. We require from our site staff and subcontractors:
- Daily Reports with anticipated safety hazards identified with action plan
- Tool box talks with weekly reporting on training given
- Daily jobsite cleanup
- Written safety standards written into all contracts with subcontractors (hard hat, safety glasses, vest)
- Site supervision required to have OSHA 30 level safety training
- Incentive program built around job safety
The main strength of our company lies in a network of highly experienced professionals that form the backbone of R.J. Leeper Construction. Their critical advice and experience are brought forth to the table whenever necessary. Our depth of construction building experience allows us to easily understand the true costs of mobilization and project recovery costs, as well as estimating the present value of any project. Our team’s collective experience has allowed us to build a quality control process that creates accountability with our field staff and subcontractors. Here are a few examples of our quality control methods:
- Identify during preconstruction potential building quality issues and proactively create solutions
- 3rd party consult trains project managers and superintendent on waterproofing best practices
- Water test the building envelope as a part of our internal inspection process of the various waterproofing conditions
- Document and photograph envelope construction to insure accountability
Program Management
Over the last 10 years R.J. Leeper Construction in partnership has managed the multi-phased, multi-year program at Charlotte-Mecklenburg County Schools which included the planning and administration of the design and construction management of 43 new schools and 14 replacement schools. In addition, there are 109 renovations and additions affecting more than two-thirds of the 167 public schools in Charlotte. Our experienced gained as a program administrator has allowed us to understand the needs of an owner during the construction process. Our team assisted in all aspects from interior design to field quality control.
Design/Build
We have developed a sound program that provides both design and construction services under a single contract. Our “Team Approach” to design-build allows the owner, the engineer and the contractor together in the early stages of the project; insuring that the process requirements are met in the facility's design while saving time and money.
